Is there a restriction on outsiders buying Land in Uttrakhand?Yes, Non Residents, not staying in Uttrakhand can buy only 1.25 Nali, i.e. 250 Sq Meter / 300 Sq Yard land between a married couple. Anything beyond requires prior permission from the authorities

Do we have bank Loan facility for the projects?Yes State Bank of India, Majkhali and Ranikhet Branches extend loan facility for Plot Purchase as well as Construction of Cottage. State bank of India offers up-to 80% loan on Plot purchase and up-to 75% loan of Construction or composite ( Plot + Construction) Loan. Loan tenure of up-to 25 years is possible and maximum permissible age for repayment is 70 Years. Previous loans were given @ 8.3% / Annum for loan to ladies.

What are the other expenses apart from cost of Plot?Our company has one price policy so after registry of Plot no cost whatsoever is payable against Land purchased. However, at the time of Registered Sale Deed following costs are involved: a) Stamp Duty @ 5% for male & 3.75% for female is payable b) Rs 25,000 Sub Registrar Fees is payable in Cash at Sub Registrar Office c) Rs 10,000 documentation and miscellaneous charges are payable d) Rs 7,000 Mutation Charges are payable.

How much construction is allowed in a 250 Sq meter Plot?plot owner can construct up-to 65% of his plot area, 35% has to be kept Green, also a Plot owner can only construct up-to 25 feet height above the plot level.

What are the RWA charges payable?At present functions of RWA are being discharged by Developer himself, as such a sum of Rs 1,500 is payable per month towards maintenance of Roads; security; Water Supply maintenance; Electric supply distribution, Administrative Costs, Sewerage and Garbage Disposal costs etc. Apart from this fixed monthly charge cottage owner pays for electricity use as per the sub meter, same rates as are charged by Electricity bill and for water consumption as per water meter @ Rs 0.10/Lt for water consumed. RWA Charges at present are payable only after the cottage is constructed and owner takes possession of cottage. No charges are payable on vacant plot. This however may change after a RWA is duly constituted.
